Northgate Residential (name changed) manages 214 properties across one city. Certificates lived in three places: the CRM, a spreadsheet and a filing cabinet. Under the Renters' Rights Act that stopped being survivable.
Nobody at the agency believed they were non-compliant. Everybody was slightly wrong. Gas certificates were well managed; EICRs were patchy because the five-year cycle outlives staff turnover; two selective-licence renewals had silently lapsed; and a handful of deposit protections had no evidence on file.
